Availability and Quote
How availability is checked and how quote is calculated.
On the public property page, guests select dates and see whether they are available and what the total price is. This article explains how availability is checked and how the quote is calculated.
How Availability Is Checked
When the guest selects check-in and check-out (or when the calendar loads), the system checks the property calendar:
- Reservations created in HostManageGo (direct, AI, or manual) block their dates. Those dates are not available.
- Imported iCal events (e.g. from Airbnb, Booking.com) also block dates. So dates booked on other platforms are not available.
- Blocked dates (maintenance, personal use) are not available.
- Any other date in the range is available (free for booking).
The calendar on the property page shows available and blocked dates so the guest cannot choose dates that are already booked or blocked. This avoids double bookings. See Calendar Sync and Merge Behavior.
How the Quote Is Calculated
When the guest has selected check-in and check-out, the system calculates a quote:
- Nights – Number of nights (check-out minus check-in).
- Accommodation – Base price per night × nights. Seasonal rules (if you use them) may change the daily price; the system uses the applicable price for each night.
- Long-stay discount – If the stay qualifies for a long-stay discount (e.g. 7+ or 30+ nights), the discount percentage is applied to the accommodation. See Long-Stay Discounts and How Calculation Works.
- Cleaning fee – Added once per stay (usually not discounted).
- Tax – If the app supports tax, it is calculated on the relevant amount (e.g. accommodation + cleaning). Exact rules depend on the product.
- Total – The guest sees the total and often a breakdown (accommodation, discount, cleaning, tax) and "You save X" if a long-stay discount applied.
The quote is shown on the property page before the guest submits the booking. When they submit, the same logic is used to create the reservation and store the total. See Booking Flow.
